Licensing & Compliance

Renting in the District is unforgiving on paperwork. We walk you through every filing, deadline, and inspection so your home is always in good standing:

  • Basic Business License: Full oversight of your D.C. BBL application and every renewal thereafter.
  • Habitability Inspections: We schedule the D.C. Department of Buildings inspection and meet the inspector at the property in person.
  • Rent-Control Exemption: Rental Accommodations Division registration and exemption filings, handled correctly the first time.

Marketing & Full-Service Leasing

We never leave your home to a lockbox. Every showing is accompanied, and every applicant is verified before they reach your lease:

  • Presentation: Professional photography and listings placed across every major rental platform.
  • Private Showings: Tours led in person by our licensed team — never self-guided, never unsupervised.
  • Rigorous Screening: Identity verification, 3x income requirement, credit and criminal background checks, eviction history, and prior landlord references.
  • D.C. Lease Execution: Custom D.C. lease agreements with all required statutory disclosures, thorough move-in inspection reports, and compliant security deposit escrow.

Hands-On Maintenance & Stewardship

We show up. Your repairs are assessed by us, not routed to an automated dispatch board:

  • In-House Repairs: Running toilets, disposals, clogs, and loose hardware are fixed by our own team — labor included, parts at cost.
  • Preventative Care: Quarterly visits for HVAC filters, smoke detector checks, and a full condition review of the home.
  • Vendor Oversight: For licensed trades, we gather competitive bids and stay on site with the contractor from start to finish.
  • Emergency Response: Around-the-clock attention to leaks, heating and cooling failures, and anything affecting the security of the home.
  • Clear Authorization Limits: Minor fixes under $400 are resolved swiftly; any repair exceeding $400 is submitted to you for prior review and approval with photos and bids.
  • Prompt Monthly Distributions: Net rental proceeds deposited via ACH directly to your bank account, accompanied by itemized statements and original receipts for any parts at cost.
